Crack Filling
Although we want to stay on top of asphalt maintenance to prevent costly failures to your parking lot, there are several different types of cracks that will require additional applications to repair. These various cracks include fatigue cracks, longitudinal cracks, transverse cracks, block cracks, reflective cracks, edge cracks, slippage cracks, and joints. The cracking in your parking lot may be associated with various causes and distress mechanisms.
Most of these cracks benefit from the crack sealant. However, some gaps indicate asphalt failure, so the area will need to be saw cut, removed, and replaced with new hot mix asphalt.
We heat the crack filler in a double jacketed, diesel-fired melter, ensuring the crack filler never comes in contact with a direct flame, like other melters. If the crack filler gets too hot, too fast, it loses polymers and becomes less pliable. The more polymers the crack filler has in it, the more elasticity it has to expand and contract with the temperature changes of the pavement.
Winter seems to be the most challenging time for the crack filler to perform. We use a quality product that will help withstand the winter weather. We cannot stop the pavement from expanding and contracting, but we can use top-quality products that will give your pavement the best bang for your buck!


Sealcoating
If your parking lot is six months old or older, it is time for seal coating. Your parking lot's best day is its first day and looks excellent when correctly maintained by seal coating on a 2-3 year schedule.
When the finish roller took its last ground-pounding trip across your lot, the parking lot had a rich dark finish because the asphalt was full of oil and binders. If asphalt goes untreated, the sun will beat down and oxidize the binders and oils, turning the asphalt gray. As traffic drives on the asphalt, new lubricants and binders work to the top. Those binders get evaporated by the sun, and the asphalt starts losing aggregate, making it rough and porous. Unfortunately, this process happens until all the things that keep your asphalt alive and well are gone, causing the asphalt to fail, crack, and develop potholes. Those potholes wind up extending into your pocketbook!

Signage & Pole Bollards
Not only do we install and replace parking lot signage, but we can also customize any sign with your company logo. Signage can either be installed in the green space or within a bollard.
